In Attendance: Janet Lee, DeeDee Jarman, Linda Poor, Nathan Chernecke, Roshan Shamdansi, and Kasi Turner.


The meeting was called to order at 6:06 pm by President, Janet Lee.


Review and approve minutes from 11 December 2024 meeting

Motion by Nathan Chernecke, Second by DeeDee Jarman, approved and accepted by all with no revisions.


Financial Report

Nathan reviewed checking and savings balances for a total of $27,714.60. Additional assets have not changed since 2024. Profit/loss statement reviewed to include an update of dues paid in January 2025 and successful collections for a total of $842.31. The aging summary report highlighted HOA members with outstanding dues and reflected how collection efforts have been generating payments. Nathan highlighted that our expenses through May will likely exceed our income as a result of the HOA billing cycle. We will get a surge once 2025 HOA dues payments start coming in this spring. Nathan will pay the electrician bill presented by DeeDee.

Motion to approve financial report by DeeDee Jarman, second by Roshan Shamdansi. All in favor, none opposed.


Board Reports

Architectural Review Board (ARB) and Neighborhood Violations:

One ARB request was received for the wrong HOA. Someone also paid dues to the wrong HOA. A Liberty Hills residents’ car was keyed.


Neighborhood Violations:

Yard parking continues to be a problem. An attorney letter will be sent to a repeat offender on Burnside. DeeDee will gather all necessary information to include previous violation letters and fee schedule. Other violations from over the holiday have ceased.


Security

Camera footage was used to help identify a porch pirate incident on Burnside on 12/20/2024. Nathan asked Dwayne to turn the water off due to the recent freeze. DeeDee asked about separate lines for the guard shack and irrigation. Both are currently on the same line. It will be expensive to separate the lines. Roshan will set up additional lock codes for board members and will purchase a key box for electrical keys.


Hospitality

No new homeowners identified for welcome packages.


Communication

No report


Grounds and Maintenance

No firm responses or submittals for landscaping. Renderings requested from Evolution Landscape Solutions. Hopefully bids will come in when the weather gets warmer. DeeDee will submit a Fayetteville fix-it on front sales trailer. DeeDee would like to put together a rotating schedule for park trash duty. Linda has been taking on the responsibility and needs support. Garbage bags will be left in the guard shack.


Old Business

Janet provided an update on the covenant re-writes.


Elections Review

We had enough votes for this year’s election . Every person on the ballot was voted in (DeeDee Jarman, Donald Stone, and Kasi Turner). Each person decided to maintain their position on the board.


New Business

2025 meeting dates are as follows:

● The KG HOA board will meet on the third Monday of each month at 6pm.

● Open meeting with KG HOA residents to be held on Monday, May 19, 2025 at 6pm. Location TBD, however, Janet will reach out to both Cedar Falls Church and St. Andrews as a potential meeting site.

● KG HOA election meeting to be held on Monday, October 27, 2025 at 6pm. Location TBD.


The KG golf club brought to the attention of the HOA that a club patron was almost hit, turning into club property. As a result, the KG golf club plans to petition the City of Fayetteville for a stop sign on Shawcroft at the entrance to the club. The petition is unsupported by the KG HOA. All references of KG HOA support should be removed from the petition. The HOA is not in favor of placing a stop sign in the proposed location.


A KG resident received a notification by mail from 4D Site Solutions concerning a forthcoming land survey project (#2162). Another HOA board member received the notification as well. The resident made contact with the survey company and was told that they had been contracted by the City of Fayetteville to survey the subdivision for a potential second entrance. Janet will call the survey company to obtain more information.


DeeDee recommended purchasing and installing two new flagpoles for the front entrance by the guard house. The current flagpole is unusable. Linda will research costs and get an estimate for installation.


The Christmas greenery has been neatly stored away.


Linda is resigning from her HOA board position effective March 1, 2025 for personal reasons. Linda will continue to distribute welcome bags to new residents as needed. Janet asked Linda to serve as a mentor to her replacement, once identified. Linda agreed.
